Handback & Termination Management Surveys
In response to our clients’ need to protect their investments at contract completion, we offer detailed dilapidation surveys.
This service provides our clients with an independent assessment of an asset’s current condition, as well as a comprehensive photographic record.
These surveys are typically utilised prior to major contractual adjustments, such as asset handback, contract termination, or replacement of the facilities management provider.

Defects Surveys
One of our primary surveying services is the identification of potential defects at the completion of the 12-year construction defect period.
Our independent reporting process includes a review of the contractual requirements associated with defects, as well as the history of the areas being surveyed. We then undertake a detailed survey of our client’s asset to produce a corresponding log of potential defects and an associated list of recommended remedial works.
As the handover of large PFI/PPP investments was historically completed across several years, we work alongside our clients to produce a series of phased reports and to assist in allocating responsibility to resolve identified issues. As an additional service, we are also able to manage supplementary intrusive inspections.

Lifecycle Surveys & Modelling
Our enhanced lifecycle process has been successfully completed across several large-scale investment groups.
The enhanced lifecycle process includes a contractual review to establish our client’s lifecycle responsibility, supported by a full condition survey of both the building fabric and M&E services. We use this data, alongside additional information gathered on-site, to produce an improved lifecycle model for the remaining concession period, created on an asset-by-asset basis.
We understand that our lifecycle models must not only consider condition, but also the site’s history, the restrictions on project delivery and operation, and formal contractual obligations, such as handback tests. To date, all of our lifecycle models put forward for assessment have been accepted by our clients’ Technical Advisors.

Condition Surveys & Maintenance Plans
One of our key services, our full site condition survey, delivers detailed results on an individual asset basis.
Our condition survey provides our clients with an independent assessment of the building fabric and M&E services, which are evaluated against an agreed rating and priority system. This process provides an appraisal of the asset’s condition, highlighting required works and estimating associated remedial costs.
Our condition survey data has also been used to provide clients’ with five-year lifecycle or maintenance works plans or to update and reprofile their existing lifecycle models.

Fire Compartmentation Surveys
In response to our clients’ need to maintain compliant fire protection, our surveying service now extends to passive fire compartmentation.
Our survey provides clients with independent identification of fire compartmentation breaches, rated by urgency, alongside a specific list of recommended remedial works and estimated associated costs.
