Construction Phase Management

Construction phase project management is at the core of Track Consulting’s services. Track builds solid relationships with the Special Purpose Vehicle, end users, and the project team, while maintaining strong supervision of the project risks and contractual obligations. On behalf of both public and private sector clients, Track has managed an extensive number of schemes from Financial Close through to commissioning and building handover. Track continues to manage PFI projects across education, healthcare, custodial and defence sectors.

Employer’s Agent

Track Consulting continues to be called upon to provide services beyond that of the traditional project manager. Track’s Employer’s Agent service incorporates the full project management role and the administration of works in accordance with the contractual requirements, as well as the issue of all necessary instructions and certificates as required. Track’s Employer’s Agent service is designed around the specific needs of each client and project, and their contract requirements.

Variation Management

Track’s detailed knowledge of contracts, and the ability to quickly and comprehensively understand clients’ needs, has frequently resulted in Track being asked to co-ordinate the delivery of variations in both construction and operational phases. These variations have ranged from minor works during the construction phase to multi-million-pound extensions delivered post-construction. Variations affect the project at many levels, ranging from physical assets to the deliveries of services. Track’s extensive experience includes work with a variety of contract types such as JCT, NEC, Design & Build, PFI Project Agreements, bespoke construction variations, and lifecycle works replacements.
